Cypress Court Project building mixes multi family residential, office, and commercial use, with an underground parkade. In order to satisfy all the requirements in regards to spaces, it was necessary to reduce the circulation to minimum and it was achieved by locating it in the central core of the building around a narrow light well. This was beneficial in several ways. First, the number of stairs needed was reduced to only two going all the way to the top roof terrace. This also allowed for providing more multi family units than required. Second, it allowed for more clear and easier fire separation of different areas of use, with simpler differentiation of spaces. Third, the safety issue was also easier to solve with this kind of space organization. The structure for this building was concrete for the parkade, steel structure above the slab. The structural grid is slightly slanted mainly to allow for better orientation of multi family units which in this way get a better use of the beautiful view of the mountains on the North. This also provided for better access to the parkade and for the space for a rain water tank located in the parkade which accumulated the roof water recycled for use as flush water in toilets. Commercial use is along 4th Ave. except for the restaurant with the entrance from Cypress. Above it there is office space. At the corner of 4th and Cypress is a coffee shop designed to serve both general public on the main floor, as well as office space occupants. The intent was to create a more pleasant place for unofficial meetings during lunch or coffee breaks. Office space also have a patio discretely placed centrally on the second level South side. |
